House Rules:
Parking Pass. You will find the parking pass and black fob inside the unit. They will be either on the table in the living room or on the countertop in the kitchen. You need the parking pass when you exit the parking garage. Just handle the parking pass and the ticket that you get when you enter the garage to the parking officer.
The Black fob is to open the door when you want to access the elevator hall from the parking garage, the Fitness Center, and restrooms located on the 6th Floor.
When you arrive with your car on your arrival day, please try to find parking on the ground floor of the parking garage as this is the only open access to the building and the elevators. If you park on the higher parking floors you will have to walk down the ramp. Later you will be able to open the security door between the parking garage and the elevators with the red key card (on the higher parking floors).
Please remember to leave the parking pass, key card, and fob inside the unit when you check out.
In case the parking pass is lost, or not left in the unit after your check-out, we must charge a $150 fee, for the new issuance of a parking pass.
In case the keycard is lost, or not left in the unit after your check-out, we must charge a $75 fee, for the new issuance of a keycard.
In case the fob is lost, or not left in the unit after your check-out, we must charge a $100 fee, for the new issuance of a fob.
Neighborly Conduct: You will be staying in a privately owned property that has neighbors. Please ensure that you act in a neighborly and courteous manner toward your neighbors. Please keep noise to a minimum before 8:00 am and after 10:00 pm. Please treat the property, its furniture, fittings, utensils, and other facilities with all due care and respect. Please treat the property and the neighbors with the respect you would want others to treat yours.
No pets, no smoking (even on the balcony/lanai). $250 minimum fee if you smoke in the unit during your stay.
Only people listed on the Airbnb listing are allowed in the unit without prior permission. If you have more people in the unit without permission than on your reservation there is a $100 per person extra charge. No parties or events are allowed in the unit or at the pool/BBQ area. The minimum fine for unauthorized events will be $500 + condo association fine for cleanup. Only guests listed on the reservation are allowed to use building amenities.
Only 1 person can sleep on the sleeper sofa.
Furnishings: Furniture, bedding, mattress pads, kitchen equipment, utensils, or any other property supplied with the rental property must not be moved. Loss of these items, as well as damage to the property or furnishings over normal wear, will be charged to you. All contents of the home are the property of the owner. If something should break, you must notify Midway before check-out so that a replacement can be made. Guests are not permitted to alter the wiring of the television.
Please read all amenities carefully. Also, house rules are included in the unit. Please note the building has very good security cameras and any rule violations are caught by the building manager very easily if not in person but by camera, they are very strict. Any fee charged you are responsible for.
INDEMNITY. GUEST SHALL INDEMNIFY, DEFEND, RELEASE, AND HOLD HARMLESS THE RENTAL PROPERTY OWNER, MANAGER, THE AOAO, AND THEIR RESPECTIVE MEMBERS, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AFFILIATES, AGENTS, AND REPRESENTATIVES (“RELEASED PARTIES”), FROM AND AGAINST ANY AND ALL CLAIMS, LIABILITIES, SUITS, DAMAGES, COSTS, LOSSES, OR EXPENSES OF ANY NATURE WHATSOEVER, INCLUDING ALL ATTORNEYS’ FEES AND LEGAL EXPENSES, INCURRED BY ANY OR ALL OF THEM ARISING OUT OF OR RELATING TO THIS AGREEMENT, YOUR RENTAL, OR USE OF ANY AMENITIES, COMMON AREAS, POOLS, HOT TUBS, SPAS, SAUNAS, BALCONIES, CONTENTS, BODY BOARDS, BEACH CHAIRS, SNORKELS, OR ANY OTHER ACCESSORIES.
LIMITATION ON LIABILITY. UNDER NO CIRCUMSTANCES AND NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL THE RENTAL PROPERTY OWNER, MANAGER, THE AOAO, OR ANY OTHER RELEASED PARTIES BE LIABLE TO YOU OR ANY OTHER PERSON FOR ANY DAMAGE, THEFT, PERSONAL INJURY, DEATH, OR INDIRECT, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES OF ANY CHARACTER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR RENTAL.
